Sundowns have been trying to get the midfielder to sign on the dotted line since last season, but Ajax couldn't release him as they were looking to gain straight promotion back to the Absa Premiership.
Margeman has played five matches for Ajax this season and scored three goals.
According to a reliable source close to the player, with Margeman's contract at Ajax set to expire next year June, the 21-year-old will be within his rights to sign a pre-contract with a club of his choice in two months' time.
Talks between Sundowns and the midfielder have already started, and both parties are now waiting for the January transfer window to open so that they can secure his signature on a pre-contract.
"It's not official yet, nothing has been signed yet, but yes there's been discussions between his camp and Sundowns," the source tells KickOff.com.
"His contract with Ajax Cape Town ends at the end of the season. He will be going on a free. Sundowns will first see if Ajax would be willing to sell him in January and try to cash in but if not he will leave on a free at the end of the season... but we'll see what happens."
Ajax Cape Town CEO Ari Efstathiou and media officer Thabiso Mekuto could not be reached for comment.
Margeman has represented Bafana Bafana at the COSAFA Cup and has represented both the South Africa under-20 and under-23 national teams.
