Sanoka impressed in Maritzburg's best-ever fourth-place finish in the league and maiden Nedbank Cup final appearance last season, scoring three goals in 35 games in all competitions.
His exploits saw United hand him a new three-year deal in the off-season.
However, the 26-year-old's performances have also put him on the radar of rival outfits.
"Sundowns and Pirates are both interested in Sanoka from Maritzburg United," a source tells this website.
"Sundowns are looking to add options to the right-back position with age not on [Anele] Ngcongca's side and Thapelo Morena being used as a right winger."
Asked for comment, Sanoka's agent Mandla Mthembu says: "Sanoka is happy at Maritzburg and if there's a concrete offer they [Pirates and Sundowns] will have to sit down with his club Maritzburg."
Sanoka has scored four times in 68 outings for the KwaZulu-Natal outfit since joining them from Orbit College in 2015/16 along with Mohau Mokate
Downs enjoy a good relationship with the Team Of Choice. The Absa Premiership champions signed Lebohang Maboe from Maritzburg in August and agreed a deal in principle to bring fellow midfielder Siphesihle Ndlovu to Chloorkop at the end of the campaign.
